Located in the heart of Center City Philadelphia, the East Market neighborhood is undergoing a significant transformation into a mixed-use destination that blends large format and boutique shopping and dining with modern working and living spaces. As part of the master planned effort to create a dynamic urban environment, MA was selected to design three unique projects within the redevelopment site.
The scope of the first project, 1100 Ludlow, encompassed the complete renovation and reskinning of an early-20th-century office building. While the structure still had good bones, decades of neglect had left the original white brick and terra-cotta skin cracked and sagging. Now cased in glass and steel, the building’s new façade admits copious light and air through over-scaled casement windows into eight stories of renovated commercial space.
MA was subsequently selected to design an apartment tower, The Girard, at the corner of 12th Street—a sensitive location due to its proximity to the PSFS Building, a modernist icon that features a curved corner facing the intersection of Market and 12th Street. Recently completed, The Girard is a mixed-use building that brings new residential units, an extended-stay hotel, a 2-story retail podium, and concealed parking within a contemporary glass and steel building that features a design nod to PSFS’s famous rounded corner with one of its own. The residential portion of The Girard includes 180 market-rate apartments, as well as 60 extended-stay suites operated under the ROOST hotel brand. In addition to serving as the design architect for the building, MA designed the interiors for the residential common areas and amenity level, as well as the ROOST unit interiors and amenities.
MA is now working its third project within East Market, 1177 Chestnut, a 24-story, 300-unit residential building.
