The redevelopment of 277 Canal Street involves the addition of 10 new residential stories above the restored three-story red-brick Oltarsh Building below.

Located at the intersection of Canal and Broadway, the mixed-use project is the first of its kind to be approved by the New York City Landmarks Preservation Commission following the Soho/Noho rezoning ordinance that passed in 2021. 


The design aims to create a contemporary building that reflects a modern way of living while respecting the historic district's urban fabric. To achieve this balance, the facade features contextual red brick and detailing while incorporating surprising materials, such as bronze-toned aluminum. 


The 10-story overbuild will bring 100 highly anticipated residential units to the neighborhood, 25 percent of which will be designated as affordable under Mandatory Inclusionary Housing.
