205-209 West 79th Street in Manhattan’s Upper West Side sits on a property measuring 6,732 sf with an FAR of 10. An existing 5-story apartment structure was demolished and build a new residential building of up to 67,320 ZSF in size with retail space on the ground level will be built. The project may obtain LEED certification. As the site is located in the Upper West Side-Central Park West Historic District, any new construction will require review and approval by the Landmarks Preservation Commission (LPC). The objective is to maximize the building size and to optimize the available ZFA, but in no case shall it be smaller than 55,000 ZFA in order for the project to proceed beyond LPC approval.
